Provisional Booking A provisional booking can be made by phone or email. You will receive confirmation of your booking when we receive your booking forms and deposit or full payment if less than 30 days before the let.
 
Booking Confirmation and Payment A completed and signed booking form with a deposit of 20% is required to confirm your reservation. We accept personal and business cheques (payable to R & SL Sedgwick) , cash, or you can pay by credit card. We will send you a confirmation package in the post/mail, which will include written confirmation of your rental. THE BALANCE IS DUE 30 DAYS PRIOR TO YOUR ARRIVAL. If your reservation is made less than 30 days in advance, all charges must be paid at that time.
 
Cancellations They must be made at least 90 days prior to arrival to receive a full refund. Cancellations made 60 to 89 days prior to arrival will receive a refund of half of the initial deposit. There will be no refunds with less than 60 days notice of cancellation unless we can re-let the property without loss. All refunds are subject to a £25.00 cancellation fee.
 
Exceeding occupancy limits are prohibited without prior written consent.
 
The owner of the property or person acting on behalf of the owner must be allowed access to the property at any reasonable time.
 
There is no smoking in the house please.
There are no pets allowed please.
 
We ensure the house is clean and tidy on your arrival; you undertake to leave it clean and tidy at the end of your stay.
 
You are legally responsible for any damage, loss or breakage that occurs during your stay. Please report and pay for such damage and loss before you leave. Unsuitable substitutes are not accepted.
 
We are not liable if the house should become unavailable due to circumstances beyond our control. We will try to make an alternative booking, but if this is not possible all monies received from you will be refunded in full.
 
The Mount is a self-contained property and garden with farming activities going on around it. Those who choose to stay at the property must make allowances for country noises and smells.
 
Those who choose to come on the farm or participate in farm activities, at arranged times with the farming family do so at their own risk. The farmer and his family take no responsibility for losses or injury. An adult from your party must accompany children on the farm at all times.

Arrival and Departure Once we receive your payment in full, we will send you directions to the property location. Check-in time is 4:00pm. Please do not attempt to check in earlier, as the property needs to be cleaned between lets. If there are circumstances that necessitate an earlier check-in, please contact us and depending on availability it might be possible with prior arrangements. Once you arrive, someone will meet you at the house to give you keys, and orient you around the house and surroundings.
 
You must depart no later than 10:00am. This gives the cleaners time to prepare the house for the next guest. All personal belongings must be removed and the property must be vacated by this time. However, if you wish to spend one last day walking in the area arrangements may be possible to leave your car parked somewhere else nearby on the farm. Occasionally, late departure may be arranged, depending on availability.
